When we talk with student housing operators, the same questions come up on almost every call. Here are the straight answers.
What is Unleased?
Unleased is a lease-continuity platform for student housing. When a resident needs to leave mid-lease, Unleased helps them list their bed, finds a vetted replacement and, for qualifying exits, keeps the rent coming while the bed is re-leased. It is offered to residents as an amenity of your property.
Is this insurance?
No. Unleased is a relet and replacement-placement service. We market the bed, screen the replacement and, under our service agreement with the property, assume eligible remaining base rent for qualifying exits. There is no policy, premium or claims adjuster.
How does it work for a resident who needs to leave?
- The resident starts a lease-break request in the Unleased portal.
- They list their bed on the Unleased marketplace. Your team approves the listing before it goes live.
- Applicants bid on the lease or claim it at a set price, then submit verified documents.
- Your team reviews and approves the replacement like any other applicant, and the lease transfers.
What’s included?
Unleased comes in two tiers.
| Feature | Base | Plus |
|---|---|---|
| Resident portal and lease-break intake | Included | Included |
| Replacement marketplace (auctions and Claim Now) | Included | Included |
| Transfer support | Included | Included |
| Credit-building through positive rent reporting | Included | Included |
| Lease-exit protection for qualifying life events | Not included | Included |
Base is designed to roll out portfolio-wide. Plus adds lease-exit protection and is often started as a pilot on part of a portfolio.
What counts as a qualifying life event?
Withdrawal or dismissal from school, transfer to another school, a required academic relocation (such as a co-op or clinical placement) and a death in the family. The resident provides official documentation, such as a school withdrawal letter.
A resident who wants to leave for another reason can still list their bed on Unleased, and we still market it. Rent protection applies to qualifying exits.
What does the property pay?
Nothing. Unleased is a resident-paid amenity, collected with rent and remitted to Unleased. Residents can opt out.
Does the property earn anything?
Yes. Your property earns a monthly revenue share on every enrolled resident, on both Base and Plus. Operators who join during our first year lock in an enhanced rate for as long as they keep renewing.
Will Unleased compete with my own vacant units?
No. Only beds that are already leased can be listed. We never market your unleased inventory against you.
Who approves the replacement tenant?
You do. Every listing and every replacement goes through your team. Applicants arrive with identity verification and background checks already done, and you apply your normal criteria.
Does it work with my property management software?
Unleased syncs with Entrata property data today. Other systems, such as Yardi and Rent Manager, are typically connected within 60 to 90 days of signing.
How does the rent-coverage cap work?
Each service agreement sets a cap on covered exits per property or portfolio, sized to typical student withdrawal and transfer rates. That cap is what keeps the program sustainable. Above it, residents can still list and we still market the bed.
What does my team actually have to do?
Approve listings and approve replacements. Unleased handles the marketing, applicant screening, bidding and paperwork that usually eat up a leasing office’s time mid-year.
How do residents benefit?
Peace of mind for them and their parents, a clear path out if life changes, and credit-building from on-time rent payments. That makes Unleased a selling point on tours, not just a back-office tool.
