Leaving College Mid-Semester? Here’s What Happens to Your Apartment Lease

Withdrawing doesn’t cancel a 12-month lease. What usually happens next, what parents should know, and how to get out without paying double rent.

Plans change. A semester isn’t working out, a transfer comes through, a family emergency calls you home. The last thing you need is a lease that keeps billing you for an apartment you no longer live in.

You are not alone. Of the students who started college in fall 2024, roughly one in six was no longer at their original school by the spring, according to the National Student Clearinghouse Research Center (NSC Research Center). Here is what that means for your housing.

Withdrawing from school doesn’t end your lease

Most off-campus student apartments use 12-month, individual or joint leases. Leaving school does not cancel them. In most cases you, and your parent or guarantor, remain responsible for the rent until the lease ends or someone takes it over.

Check your lease for three things:

  • Early-termination or lease-break terms. Some leases allow an exit for a fee; many simply keep billing.
  • Subletting or reletting rules. Many properties ban informal subletting but allow an approved replacement.
  • Who signed as guarantor. If a parent guaranteed the lease, unpaid rent can follow them, including into collections.

Your usual options

  1. Keep paying. Simple, expensive, and often not realistic after a withdrawal.
  2. Find your own subtenant. You post in group chats, screen strangers and hope your property approves them, often from hundreds of miles away.
  3. Negotiate with the property. Some offices will help; others are bound by policy.
  4. Stop paying. This leads to fees, collections and damaged credit for you or your guarantor. Avoid it.

A better way: Unleased

If your property offers Unleased, leaving mid-lease looks very different.

  • List your bed in minutes. Start a request in your Unleased portal and list your place on the Unleased marketplace. Your property approves it, so you’re not breaking any rules.
  • We find your replacement. Students searching for housing near campus bid on your lease or claim it outright. Every applicant is verified and screened before your property approves them.
  • Rent protection for life’s big changes. If you are leaving because you withdrew from school, transferred, have a required academic relocation, or experienced a death in the family, Unleased Plus has you covered. After a short responsibility window and a one-time exit fee, Unleased takes over your eligible remaining base rent while we find someone to take your place. You’ll need official documentation, like a school withdrawal letter.
  • Build credit while you rent. On-time rent payments can be reported to help you build a credit history.

Leaving for a different reason? You can still list your bed on Unleased, and we still market it to students looking for a place.

It is the difference between a plan and a scramble.

For parents

If you signed as guarantor, the lease is partly your obligation. Before your student signs, ask the leasing office one question: “Do you offer Unleased?”

It is the difference between a plan and a scramble if your student’s year doesn’t go as expected. And if things change mid-year, you’re not left chasing subtenants from another state.
